How to be the only Real Estate Agent in your neighborhood

Would you like to make sure that only your signs are in your neighbor’s yard when they are ready to list? You must stay in touch to be sure you are the go-to Realtor in your community. One way is to doorknock – Click here for doorknocking tips from the pros.

Another way you can do this is from the comfort of your home by sending out recorded voicemails. Yes – that is it. One recorded voicemail can be sent to multiple voicemail inboxes. Since we live in a time of call screening, we can skip the ringing and deliver the message right to their voicemail inbox. We have all the steps, including voicemail recording scripts, if you are not sure what to say.

Here are some steps to pull expired listing numbers, upload them into Sly Broadcast to send mass voicemails out to touch more people at once, and maximize your effectiveness and your time.

PRO TIP: Don’t broadcast until after 11am (when lead generation is done).
So you don’t keep getting interrupted while doing your other calls!

  • Log into your dialer system 
  • Click on Contacts 
  • Find the advanced search option
  • Find “Off Market”
  • Last Called “Between…” Go three months back. IE today is 4/4/23 date range would be 1/1/23-4/1/23.
  • Click Search to find the the expired list 
  • This will pull up all contacts and then export; you will then need to check the box at the top of the page and export each page individually and combine each spreadsheet in order to upload one list into SlyBroadcast. Delete all other columns in the excel spreadsheet other than the first column of numbers.
  • Log into Sly Broadcast
  • Click Manage Lists
  • Once you are doing this monthly you will want to to delete the old Expires list each month front he previous month 
  • Click Create a List
  • Upload the phone list by choosing a file. Select the list you just made from Vulcan. Name the List “January Expireds” or whatever the month is. Click Save. 
  • Click the green button “New Campaign” at the top of the screen. Click Next to use an existing audio file.
  •  Select “Expired” from the drop-down list. Click Next. Start time- check the box to send now. Click Next. Select the list you just uploaded and click next. 

Recording Voicemail Scripts 

  • Record Probate Voicemail:
    • This is ________with BROKERAGE NAME, I am calling because I think you may have recently become the executor of an estate….My team specializes in working with families going through that process.   Call me right away at ___-___-____.
  • Record MMM Voicemail:
    • This is ________with BROKERAGE NAME, I was just looking on Zillow and saw your property listed there, and it potentially being available. I am wondering if you are serious about getting your property sold. If so, call me right away ___-___-____.
  • Record Expired:
    • This is ________with BROKERAGE NAME, I was calling about your property that just showed up as an expired listing and I am interested to know why it didn’t sell. Give me a call right away ___-___-____. 
  • Record General Follow Up Voicemail:
    • This is ________with BROKERAGE NAME, just calling to check in on your plans. I know we spoke a while back and just wanted to follow up as promised. Feel free to give me a call and let me know if things have changed ___-___-____.
  • Record Older Expired Voicemail:
    • This is ________with BROKERAGE NAME, I was calling because your home was on the market a while back and I was just calling to see if you have given it any more thought about putting it back on the market or getting it sold. With inventory low, we are trying to call and find out where the next properties are coming from for our buyers. Give me a call back right away ___-___-____. 
  • Record Just Listed/ Just Sold Voicemail:
    • This is ________with BROKERAGE NAME, I was just calling because a home recently went up for sale in your area and we know when one home goes up for sale, typically two or three tend to follow. Just wanted to check in to see if you know of anyone looking to sell or if you plan on selling anytime soon. Give me a call back ___-___-____.
  • Record a FSBO Voicemail:
    • Hi this is ________with BROKERAGE NAME, I am calling about the home you have listed on _______ street as a for sale by owner.  I’m sure you are getting many calls from agents indicating they have buyers for your home and I want to be completely honest… It’s unlikely I have a specific buyer for your property at this time, however my team specializes in helping sellers net top dollar through aggressive marketing while also protecting your interests. If I can show you a way I could help sell your home without it costing you any additional money and give your home more exposure, I’d love to spend 15 minutes with you to show you how we get this done.
