As October moves into its second half, the final stretch of the year is approaching quickly. For real estate agents, that means balancing active transactions, client follow-up, listing activity, marketing, and everything else that keeps a business moving.
The challenge isn't always finding more hours in the day. Sometimes, it's finding better ways to use the hours you already have.
In this issue of ProFileTM Market Moves & Industry Insights, we're covering important Minnesota disclosure updates, the value of transaction coordination, ways to simplify offer writing, and a new Profile Plus social media package designed to keep your marketing consistent without adding more work to your schedule.
We're also sharing an update on our new service request forms, including the first form that's already available.

Historical Perspective: Rates vs. Home Sales
Today’s rates may feel high compared to the unusually low pandemic years, but historically, they are not out of step with many past housing markets. And even during periods of much higher rates, millions of homes still sold every year.
| Decade / Era | Avg. Mortgage Rate Range | Annual U.S. Existing Home Sales | Market Context & Perspective |
|---|---|---|---|
| Late 1970s | 7.5%–10.0% | 3.5M–4.0M | Millions still bought homes as a large wave of Baby Boomers reached prime buying age. |
| 1980s | 10.0%–18.0% | 2.0M–3.5M | Rates peaked at 18.63% in 1981, yet roughly 2 to 3 million families still bought homes annually. |
| 1990s | 7.0%–9.0% | 3.5M–5.2M | A range similar to today in many ways. Home sales steadily increased as the economy stabilized. |
| Early 2000s | 6.0%–8.0% | 5.0M–7.0M | Leading up to the mid-2000s boom, a 7% rate was often considered a strong deal. |
| 2024–2026 | 6.0%–7.8% | 3.8M–4.1M | Today’s market remains active, supported by demographics and ongoing buyer demand. |
3 Talking Points for Buyers
1. “Marry the House, Date the Rate.”
Buying now can mean less competition than when rates eventually fall. If rates improve later, buyers may be able to refinance. But if they wait, prices and competition could rise as more buyers jump back in.
2. 7% Is Historically Normal
The ultra-low rates of the 2010s and pandemic years were the exception—not the long-term benchmark. Over the past 50 years, the average 30-year fixed mortgage rate has been around 7.75%.
3. Focus on Purchasing Power, Not Perfect Timing
Waiting for a specific rate can become a guessing game. Real estate has created long-term wealth through many different rate environments because appreciation and equity growth often matter more than short-term rate fluctuations.
*Rates are based on a 30-year fixed term, a 740+ credit score, a single-family home, and .75% discount points using a purchase price of $375K. **Special requires qualifying income to be below 80% of the Area Median Income (AMI). ***Jumbo pricing is based on $1.3MM purchase price, 760 credit, single family, with .75% discount points. Rates are subject to market conditions and volatility and can change at any time.
Tip of the Week:
Minnesota CIC Disclosures — Are You Missing These 3 Documents?
Minnesota real estate agents working with condos, townhomes, cooperatives, and other applicable common interest community (CIC) properties have an important disclosure update to keep on their radar.
Changes to Minnesota’s CIC requirements mean three additional association documents must now be addressed as part of the applicable resale disclosure process.
The Three Documents to Check
Written Preventative Maintenance Plan — Outlines the association’s plan for maintaining common elements.
Maintenance Schedule — Identifies planned maintenance activities and their anticipated timing.
Maintenance Budget — Addresses how the association plans to fund that maintenance.
These documents are separate from other association materials, including the regular operating budget, bylaws, declarations, and resale certificate.
Why This Matters
An HOA disclosure package may look complete even when one of these documents is missing.
For agents, overlooking a required item can mean additional communication, document requests, uncertainty around delivery timelines, and avoidable delays.
The updated requirements are already in effect, although earlier guidance caused confusion about whether certain documents would be required beginning January 2027.
What Agents Should Do
When preparing an applicable CIC listing or handling a resale transaction:
Identify the property’s CIC status early.
Request association documents promptly.
Verify that the three maintenance documents are included or available electronically.
Follow up with the association or management company when documents are missing.
Keep records of document delivery according to brokerage procedures.
If an association questions the requirement, follow your broker’s guidance rather than assuming the documents are unnecessary.
The takeaway: A few extra minutes checking the association packet early can prevent much more work later.

Is Managing Your Own Transactions Costing You Business?
Many real estate agents begin their careers managing every part of the transaction themselves.
They schedule appointments, show homes, negotiate offers, prepare paperwork, coordinate with title and lenders, follow up on inspections, monitor deadlines, and guide clients through closing.
That approach may feel manageable at first. But as business grows, those responsibilities can begin competing for the same limited hours.
The Work You Don’t Always Count
A transaction involves far more administrative work than simply submitting a purchase agreement.
Think about the time spent on:
Contract and document review
Deadline tracking
Inspection and financing follow-up
Title and lender communication
Required disclosures and brokerage compliance
Addenda and document revisions
Client updates
Closing preparation
Individually, these tasks may seem small. Across multiple transactions, they add up.
The Opportunity Cost
The question isn’t only whether you can manage your own transactions.
It’s whether managing those transactions is the best use of your time.
When administrative work takes priority, other income-producing activities may get pushed aside, including prospecting, client follow-up, listing appointments, and referral relationships.
That is why transaction coordination can be an important business-growth tool.
A reliable TC helps create structure around the administrative process, giving agents more time to focus on relationships and activities that require their expertise.
Why This Matters in Minnesota
Minnesota transactions involve specific forms, disclosures, contingencies, and deadlines.
Working with a transaction coordination team familiar with Minnesota real estate processes provides additional administrative support and helps agents identify missing information or documentation earlier.
The takeaway: You don’t necessarily need to work longer hours to grow. You may need to spend fewer hours on tasks that someone else can help manage.
Transaction Coordination Service:
Your Clients Need You. Your Paperwork Doesn't.
Real estate is a relationship business.
Your clients hire you for your market knowledge, guidance, negotiation skills, and ability to help them make important decisions.
They don’t hire you because you’re great at chasing missing initials, monitoring inboxes, or updating transaction checklists.
Yet those details still matter.
Let Us Handle the Administrative Work
With ProFileTM Contract-to-Close Transaction Coordination, our team helps manage the administrative process behind each transaction.
That includes:
Contract and document review
Deadline tracking
Inspection, appraisal, financing, and title coordination
Required forms, disclosures, and e-signatures
Communication with transaction parties
Brokerage compliance documentation
Closing preparation and file completion
Our Transaction Coordinators work as an extension of your business, helping provide consistent communication and an organized process.
More Time for What Matters
When your transaction details are being managed, you can spend more time where you’re needed most.
That could mean following up with a new lead, taking another showing, preparing for a listing appointment, or simply being more available to your clients.
The goal isn’t to remove you from the transaction. It’s to free you up to focus on the parts that need you.
Offer Writing Service:
More Showings. Less Time Behind the Desk.
Picture this: You’re out showing homes, one buyer is ready to submit an offer, and another client needs your attention.
Now you need to stop what you’re doing, get back to your computer, and prepare documents.
Sound familiar?
Let Our Offer Writing Team Help
ProFileTM’s dedicated Offer Writing Service helps agents prepare offers while they focus on their clients and schedules.
Instead of handling every document yourself, you can submit the necessary offer information and let our team assist with the paperwork.
This can be especially helpful when you’re:
Working with multiple buyers
Scheduling back-to-back showings
Managing competing client priorities
Facing a tight offer deadline
Trying to keep your evenings from turning into paperwork sessions
Stay Focused on Strategy
Your role is to advise your buyer, determine the appropriate offer strategy, explain the terms, and handle negotiations.
Our role is to support the document preparation process.
Together, that can make offer submission more efficient without sacrificing your involvement or attention to the client.
You handle the strategy. We help handle the paperwork.
